Frequently Asked Questions
I inherited a house. What do I need to sell it to you?
Your ID and whatever estate paperwork exists. Still in probate? We'll coordinate with your attorney on timing. Out-of-state heir? We do remote closings all the time.
My house needs a ton of work. Is it too far gone?
We buy houses needing full gut rehabs regularly. If the location and numbers work, the condition doesn't scare us.
Are there any fees or commissions?
None whatsoever. No 6% to an agent, no closing costs from your pocket, no junk fees buried in the paperwork. Your number is your number.
I'm behind on my mortgage / facing foreclosure. Can you still buy it?
Yes, and time matters — the earlier you call, the more options you have. We can often close before the auction date and stop the foreclosure.
Will you really buy my house as-is?
Yes. Don't repair anything, don't clean, don't haul junk. We factor condition into our offer and handle everything after closing.
How do we get started?
Call or send the form with your address. Quick walkthrough, firm offer within a day, close whenever you're ready.
The city cited me for code violations. Can you still buy it?
Yes — code violations transfer with the property and we resolve them after closing. Don't stress about fixing them first.
Do I need to clean out the house?
No. Leave whatever you don't want — furniture, junk, all of it. Take what matters to you; we'll handle the rest.
There are liens on the property. Is that a problem?
Not usually — they get paid off from the sale proceeds at closing. We'll itemize every payoff so you see exactly where the money goes before you sign.
Can I stay in the house after closing for a bit?
Usually, yes. We can write a leaseback into the deal — a few weeks to a couple months — so you're not scrambling for your next place.
Do I need to be in Milwaukee for this to work?
Not at all. Plenty of our sellers live out of state or even out of the country. Remote signing and mobile notaries handle everything.
We're going through a divorce and need to sell fast.
We'll work with both sides and your attorneys to get it done cleanly and quickly. One less battle to fight.
My house has fire/water/mold damage. Will you still buy it?
Absolutely — damaged houses are a core part of what we buy. Don't remediate anything; we'll price it as-is.
